The land from South Tiverton to Little Compton,
Rhode Island, extending along the coast east to Westport and South
Dartmouth, Massachusetts encompasses the home base of Country and
Coastal Properties. Our region lies midway between Newport, Rhode
Island, and New Bedford, Massachusetts, in one of the least densely
populated coastal areas of the Northeast. This area was first settled
by Europeans in the late 17th century, and the towns have existed
within their current boundaries for over 200 years.
The special character of our region is formed
by the confluence of rolling open space and the sea. Few areas
of New England can boast of our productive and varied use of
agricultural land, while the many ponds, rivers and salt marshes
create an extraordinary diversity of ecosystems, microclimates
and viewsheds. In short, there is a little something for almost
everyone, as some of the photographs presented here will attest.
Recreational opportunities abound here. The area
attracts fisherman of all kinds, whether drawn to the deep sea,
quiet brackish waters or freshwater ponds and streams. Boating
is likewise diverse, from offshore yachting to canoes and kayaks,
and everything in between. The summer season sees many visitors
drawn to area beaches, and quiet country roads are favorite destinations
for bicyclists. The four towns have no less than seven golf courses,
with a number of others nearby. Less athletic pursuits include
visiting several local wineries and some fine local shops, restaurants,
and art galleries. Visitors include day trippers, overnight or
weekend guests at many local Bed & Breakfasts, and summer renters.
For additional cultural pursuits, a forty-five minute
drive will get you anywhere from the Zeiterion theater in New Bedford
to all that the cities of Providence and Newport have to offer.
Little Compton Agricultural Conservancy Trust
Land Transfer Tax
As of July 1, 2004, all real estate transactions
in Little Compton are subject to a graduated tax on real estate
transfers (after a $150,000 exemption – 2% on proceeds from
$150,001 to $225,000 and 4% on all proceeds over $225,001). This
assessment, to be paid by Buyers, is for the purpose of raising
funds for the Little Compton Agricultural Conservancy Trust. The
funds are used to purchase property and/or development rights over
prime land in Little Compton in an attempt to preserve farmland,
fresh and saltwater marshes, estuaries and adjoining uplands, and
open space which lends so much character to this seaside community.
